SERVICE INCLUDE

Our properties are fully equipped with bed linens, towels, cooking utensil etc. Item such as toilet paper, soap and drinking water are supplied at the villa.Gratuities for house hold staff shall be left to guest’s discretion.and in most cases, as such items need replacing the cost shall be borne by the tenant/s.

Legality Registration :

In accordance with the Laws of Indonesia all villas guests must be registered with the authorities (Police Department) within 24 hours of arrival at their destination.

A photocopy of each guests passport will be requested by one of Villas staff upon of shortly after arrival at their villa.

A registration form must be promptly filled out and signed by each guest, the cost of which shall be for the account of the lesser.

Security deposits :

A security deposits are required for some villas. Deposits are to be paid on arrival, and will be refunded in full on day of departure, unless damages/repairs need to be performed, in which case refunds will be made by bank cheques /transfer less cost of damages.

Telephone Use at Villa :

The credit card holder will be billed for all calls, at cost (plus 10% Government tax). Additionally, a 25 % surcharge will be levied.

SEASONS
Low Season:
Jan 09 – June 30 (Except Easter week),

High Season:

July 01 – July 31, Sept 01 – Sept 15.

Easter week (exact dates will be published in advance each year)
Chinese New Year (exact dates will be published in advance each year)

Peak Season:
Aug 01 – Aug 31 and Dec 20 – Jan 08

Minimum Stay Requirements

Low Season Minimum nights required : 2 nights
High Season Minimum nights required : 5 nights
Peak Season Minimum nights required : 7, 10 and 14 nights

Check-out Time
Check-out time is 11 AM and Check-in after 14:00 hours
Day use up to 6 PM at half day rental charges
Day use up to 11 PM at one night rental charges

RATES
All rates are quoted in USD dollars and some villa use in Euro
Most Villa rates for 2008 are subject to 15% – 21% tax and service charges

Changes Of Reservation

US$ 50.00 administration charge will be levied to any change/s for a villa reservation or US$ 10.00 for hotel room reservation, which has been confirmed, and for which a deposit has already been paid.

Payment

Accepted payment by credit card (Visa Card and MasterCard only) with 3,5 % surcharge for administration fee. Clients will need to send a guarantee letter by FAX to authorize us to debit such amount on the card, together with the copy of its both sides. It must be processed in Indonesian Rupiahs by law and will be converted at the prevailing bank-selling rate for USD dollars
PAYMENTS & CANCELLATIONS
A 50 % non refundable deposit required by the villa owner to secure the villa and must be received by the agency within 5 working days after the relevant invoice and payment instructions have been given to the client. If the deposit is not receive within this time, the booking will be canceled.
Final payment is required 30 days prior to arrival (45 days for Christmas/New Year bookings) or immediately if booking is made less than 30 days prior to arrival (or 45 days in the case of Christmas/New Years bookings).In the case of bookings made 45 days prior to arrival, full payment is required within two (2) working days, or on arrival, if less than two (2) working days, whichever comes first.

All payments must be made in USD dollars with Payments options are:

1. Telex Transfer – All charges incurred for Telex Transfer transactions will be borne by the client.
2. Credit Card – All payments made by credit card will be subject to a 3,00% additional charge for the bank charge.

Deposits will be refunded in full less 10% of the total rental fee with a maximum of 500 USD, if the reservation is cancelled 61 days or more prior to arrival (91 days for Christmas/ New Year bookings).

Reservations cancelled less than 61 days prior to arrival are subject to a complete forfeiture of deposit to compensate The agent for the time and effort involved in making a booking and to compensate the owner for the loss of other potential bookings that have turned down once a booking has been confirmed.

Notice of cancellation must be received by the agent in writing.

Final payments are non-refundable.

Airport Transfer
Your reservation will include complimentary airport transfers (1 x arrival pick up and 1 x departure drop off plus luggage ). If required, please note that additional transfer cars from or To Ngurah Rai International Airport and the Villa:
* US$15 (location Seminyak, Oberoi )

* US$ 20 ( location Umalas, Kerobokan )

* US$25 (location Uluwatu, Nusa Dua,canggu, sanur )

* US$ 30 ( location Seseh, Ubud )

TRAVEL INSURANCE
With potential medical, liability, cancellation risks involved in holidays, travel insurance is important, as deposits and rental payments are not refundable after a reservation has been confirmed. We highly recommend to buy an all-inclusive travel insurance package which covers all your expenses if you need to cancel your holiday due to personal reasons or a world event.

LIABILITY
The agent will not be responsible under any circumstances to refund any unused portion of with respect accommodations, car rentals, including any substitutions. If any services accommodations are substituted,
The Agent will at all times and in good faith endeavor to substitute services accommodations of a comparable type.
The Agent disclaims any and all liability for property loss or damage, as well as injury including death sustained by any person whilst residing at a private villa, or whilst engaged on any tour, whether the loss or injury occurs as a result of breach of contractual obligations of the agent, its servants, employees or agents

Car Rental With Driver
We strongly suggest our clients to take a car with driver during their stay. While staying in a private villa is generally superior to hotel accommodation, it does not lend itself to transportation by taxi. The system for street names and numbering in Bali is illogical. Often villas only have names. And visitors who have just arrived on the island will find it almost impossible to give directions to a taxi driver. It is also very difficult to call taxi to many villas, especially if they are located in rural areas
